Amazing homes!
Following is a copy of my letter recently mailed to a select group:
Dear Professional Athlete, Staff Member, or Business Executive:
Please forgive me for not addressing you by name, but time is of the essence for getting these letters out— to you and other distinguished people who may want to take advantage of good timing to purchase a home in Manhattan Beach or Hermosa Beach. It doesn’t get any better than Manhattan or Hermosa.
Either city would love to have you as a resident anytime, but if there were ever a good time to buy a home in either city, it is now. Unlike many other Southern California areas, prices have remained steady rather than declining during the past year. If property values in a particular area either stay flat or decline for a few months it is just matter of time before prices increase. That’s part of the typical real estate cycle. The “experts,” forecasters, and economists predict that we are at or near the bottom of the cycle in the two beach cities. That is why I believe now is an ideal time to buy in Manhattan or Hermosa. Buying could include a single family home, townhouse, income property, a company getaway property, or a small weekend retreat second home. If you have kids you will appreciate that all five elementary schools in Manhattan Beach have API scores over 900. Hermosa’s are in the high 800’s.
I know the neighborhoods and property values of both cities like the back of my hand, and would like to show a few homes that might be interesting and attractive to you. I know how to negotiate prices and terms in your favor, and know what to watch out for when selecting a home and location anywhere in the South Bay, but especially in the two beach cities. It would be an honor and my pleasure to help you find a nice home in either city, and I will be glad to meet with you any day and time convenient for you. Attached is a carefully selected list of homes currently for sale only in the Sand Sections of Hermosa and Manhattan, and only in the list price range of $2 million and up. There are 13 on this list. However, there are over 50 homes in the same area in the price range of $1,000,000 to $2,000,000. I can mail to you photos and details of any property on either list. All are at or near the beach and The Strand, except for one in Hermosa Beach in real estate area 149. I included 2821 Amby Place because it is an awesome house with 7100 sq. ft. of living space and a 3-car garage.
Manhattan Beach and Hermosa Beach are upscale beach communities and have much to offer: ocean-swept clean air, warm weather, low humidity, magnificent views, top schools, pristine beaches, professional and amateur volleyball, a 22-mile long bike path for biking, skating, running, walking the dog, enjoying a walk along the beautiful Pacific, 10-15 minutes to LAX, and fine restaurants and shops in the upscale downtown areas. The beach cities spoil homeowners. Aside from the healthy environment, there are no train tracks, and no airplane or freeway noises. You may want to consider a home near the beach for a weekend getaway, permanent residence, investment, or a corporate retreat. Prices range for townhouses and single family homes in these two cities from $800,000 to over $10,000,000. There are homes in both cities valued at $20 million, but not currently on the market.
I will be glad to send you additional information regarding future property values, market trend statistics, appreciation rates, more about the areas, and whatever you want to know. Just ask. One thing you might want to know now is that both cities are considered to be safe investments compared to other areas, since demand is almost always greater than supply—because of scarcity of land, desirability of the area, being at the ocean and at the finest beaches in Southern California, clean air, mild temperatures and low humidity.
